Listing Agent Short Sale 101: Who's Responsible for the property??
Listing agents, don't rely on the seller or the servicer to winterize your vacant listing.
Even though the seller signs documents that they will maintain the home during the short sale process most sellers haven't the time or inclination to care for a home that will not benefit them financially.
Keep the utilities on, keep the heat on, shut off the water and drain the pipes. Check the home weekly at minimum to insure that no vandals or leaks have befallen your listing.

If you intend on establishing a career listing, buying or negotiating short sales then you need to know the roles and responsibilities of all the players in the process: seller, servicer, investor, PMI company, trustee, buyer, buyers agent, property preservation, home owners insurance, and HOA.
